(FSRA Brokerage Lic. #12360), independently owned and operated. This website features “Mortigator,” an AI assistant described further in Section 5. By using this website, you agree to these Terms. If you do not agree, please do not use the site.

1. Eligibility

This website and its services are intended for individuals who have reached the age of majority in their province of residence (18 years in Ontario) and who are legally able to enter into mortgage-related agreements. By using this site, you represent that you meet this requirement.

2. Informational Purposes Only

Content on this website is provided for general information about private and alternative mortgage solutions in Ontario. It does not constitute financial, legal, tax, investment, or insolvency advice, and it is not a substitute for personalized advice from a licensed professional who understands your specific circumstances.

3. No Offer, Approval, or Guarantee

• Nothing on this website is an offer to lend, a pre-approval, a commitment to lend, or a guarantee of financing.

4. Your Use of the Site

You agree to use this website lawfully and not to:

• Submit false, misleading, or fraudulent information — including to the Mortigator AI assistant;
• Interfere with the operation or security of the site or the AI assistant;
• Attempt to use the AI assistant to generate content unrelated to mortgage inquiries or in violation of law; or
• Copy, scrape, or republish site content for commercial purposes without written permission.

5. The Mortigator AI Assistant

“Mortigator” is an AI-powered chat assistant made available on this website to answer general questions and gather preliminary information about your mortgage situation. Mortigator is not a mortgage brokerage, a licensed individual, or a party to any mortgage transaction — it is a software tool operated on behalf of Abhi Bathla. You acknowledge that:

• Responses generated by Mortigator are automated, may be incomplete, and may occasionally be inaccurate;
• Nothing communicated by Mortigator constitutes financial, legal, or mortgage advice, a pre-approval, or a commitment to lend;
• All mortgage recommendations and decisions involving your file are reviewed and made by Abhi Bathla or a supervised, licensed team member — not by the AI assistant alone; and
• You should independently verify any information provided by Mortigator before relying on it.

6. Intellectual Property

The Mortigator name, wordmark, mascot, tagline (“Mortgage Options With Teeth”), page designs, and content are the property of their respective owners and are protected by applicable intellectual property laws. No license is granted except to view the site for personal, non-commercial use.

7. Third-Party Links & Tools

This site may link to or embed third-party tools (for example, scheduling, survey, AI/automation, and communication platforms). We are not responsible for the content, availability, or privacy practices of third-party services; your use of them is at your own discretion and subject to their terms.

8. Limitation of Liability

To the maximum extent permitted by law, Abhi Bathla and Dominion Lending Centres National Ltd. are not liable for any indirect, incidental, consequential, or special damages arising from your use of, or inability to use, this website, the Mortigator AI assistant, or their content.
